These questions helped me to be a "better informed" client with better guidelines to go by. This will allow me to start out with a greater trust factor.

Very good questions, As a Realtor in Madison, I welcome questions from a prospective client. I find it harder when i ask if there are any questions and the prospective seller blanks over. I would not be so concerned with the actual answers as the explaination. For example, I am not generally available nights and weekends. I find most business can be transacted during the week. I have enough experience and skill to be of value to enough clients with out having to be on call at hours that my family would not find acceptable. Besides, I haven't been in the business 15 years by working 24/7. It is called low performance and burnout. Each new week i am totally energized to go to work for my clients. Questions 1 & 2 are great. #3 May not be true and may not be in the sellers interest. If they have a large number of listings they will delegate a lot of them to their assistants. They will also have a problem keeping you property available for open house, if they do the opens in your area of the country. #5. It is true that commissions have to be negotiable. However, if you have an agent and have established relationship with that agent, they will work with you. Many times the relationship delivers the best value. 7 and 8 are fine. # 9 varies. Most companies have a initial overhead cost for ads, ETC. that can cause some difficulty securing a 60 day listing. All of the rest of you questions a fine and any good Realtor show have no problem answering them.

I am a real estate agent and LOVE this checklist. I will incorporate this in to my Getting to Know You appointments, with potential sellers. I can honestly answer YES to all of the questions. I want my potential client to be able to utilize this checklist when interviewing the "other" agents. Then, when I am hired, we both win.....hands down!!! :)
