Real estate question, What was your experience in buying a bank owned foreclosure?

asked by Aintitthetruth - 1 Answer

How much was it listed at? How much did you get it at? Was the house in decent shape or needed lots of repairs? How long did the whole process take? Just researching. Also Im more interested about the less than 30 thousand dallor stories then higher ones.

My experience went pretty smoothly. It was listed at $58,000 (I researched and found out how much it went into foreclosure for) Then offered them $36,000 (what the people owed) We bartered a while. I got it for $45,000 (It has an appraised value of $86,000) I needed to fix: Some holes in walls 2 windows Roof Plumbing (they let the pipes freeze) So not a ton of repairs, I have heard of worse! From the time I found it until I purchased it was about 2 months. This was about 3 years ago. Before the housing market went under. You can probably find better deals now. But I got a lot of house for little money! They will require work, and since the bank owns it it will be sold "as is", so you cant go back on them after you find problems. Sorry it wasn't under 30,000! But I hope it helps just the same!
